Introduction Winchfield Court Residents'
Association (WCRA) is incorporated as a limited company as set out in the Memorandum and Articles of Association.
The WCRA represents the interests of those living at Winchfield Court and undertakes the maintenance of the communal areas.
Administrative functions are allocated among five directors who report to the residents at least once a year. The Annual General Meeting is normally held in the spring. Obligations The Agreement of 11 August 1994
requires residents to join the Residents' Association and to observe the obligations set out in Schedule 3 of that Agreement. The obligations of Winchfield Court Residents' Limited to the residents are set out in Schedule 2 of the Agreement.
Arrangements regarding the annual subscription are set out in Schedule 4. (The current annual subscription is £204.) A Covenant transfers residents' obligations to their successors each time a property is sold. The Agreement requires residents not to alter, without agreement, the external colour scheme
of their properties. Other Activities Neighbourhood Watch
operates in Winchfield Court. The Association contributes to the local development debate. It attempts to balance the interests of its members with the development needs of the area.
Background Lacken Construction converted Winchfield Court in 1985. The
contracts of the original residents required them to comply with certain covenants. Lacken Construction agreed to maintain the common areas of Winchfield Court for two years. All residents had to make an
annual payment for these services.At the end of the two years the residents formed the WCRA. The relationship which the residents had previously had with Lacken Construction passed to the WCRA
which became responsible for enforcing the covenants. Obligations are passed on to new residents each time a property is sold. |
